Coverage without compromise
The county changes. My service standard does not.
Whether the property is near my Ocala home base or on the Gulf Coast, I personally direct the pricing, presentation, communication and strategy. Distance does not become an excuse for reduced service.
“No matter where I list your property, the level of service should go far beyond what you expected.”
⌂
Local market positioning
Pricing and marketing are built around the actual county, community, property type, competing inventory and buyers most likely to respond.
◷
Prompt showing support
When property access and everyone’s schedule permit, I or one of my buyer agents can coordinate prompt or same-day showing coverage.
✉
Direct communication
Clients receive clear answers, timely updates and direct access to the person responsible for the strategy.
≈
Waterfront-specific review
Marketing and due diligence account for water access, navigation, docks, seawalls, views, flood considerations and lifestyle use.
One specialist. Many waterfront markets.
From quiet Central Florida lakes to open Gulf horizons.
Waterfront is not one property type. The buyer, value drivers, questions and marketing strategy change with the water and the way the property can actually be enjoyed.
Personal perspective matters. — I am a waterfront enthusiast who enjoys fishing, boating, watersports, wildlife and the lifestyle these properties make possible.
Central Florida
Lakefront homes
Open-water views, connected chains, private lakes, fishing, dock use, boating access and shoreline conditions.
Rivers and springs
Riverfront property
Current, depth, river stage, launch access, wake exposure, spring protections and navigation routes.
Nature Coast
Gulf-access canals
Canal depth, bridge clearance, tide, seawall condition, dock utility and vessel compatibility.
Tampa Bay
Coastal homes
Direct Gulf, Intracoastal, bay and canal markets where exposure, elevation, boating routes and views differ.
Barrier islands
Beachfront condos
View orientation, floor level, association health, reserves, assessments, rental rules and amenities.
Across the region
Water-access property
Deeded access, community ramps, shared docks, water views and nearby recreation must be described accurately.

Questions about coverage
What working across seven counties means for you.
My service area follows how Florida owners actually move between inland, waterfront and coastal markets.
Have a property outside the map?
Call with the address and I will give you a direct answer.
Which Florida counties do you actively serve? — +
I actively serve Marion, Citrus, Sumter, Lake, Pasco, Hernando and Pinellas counties. This extends from Ocala-area communities to the Nature Coast, Tampa Bay and Gulf Coast beaches.
Do you handle ordinary residential homes or only waterfront? — +
Both. I represent residential buyers and sellers throughout all seven counties. Waterfront is my specialty, but it is not the only type of real estate I handle.
How do you maintain service across seven counties? — +
I personally direct pricing, marketing strategy and client communication while using buyer-agent showing support when quick property access is needed.
Can you arrange a prompt or same-day showing? — +
When property access and everyone’s schedules permit, I or one of my buyer agents can coordinate prompt or same-day showings.
Can you help me sell in one county and buy in another? — +
Yes. Your selling timeline, buying search and transaction strategy can be coordinated when moving between Central Florida, the Nature Coast and Tampa Bay Gulf Coast.
Do you market each county differently? — +
Yes. The photography, property story, search terms, lifestyle presentation and advertising audience should match the actual property, waterway and local market.
Your property. Your county. Your next move.
Let’s build the right strategy for your market.
Tell me the property address and what you are considering. I will personally review the location, market and best path forward.
