I understand the lifestyle because I genuinely love it.

When I am not working, I naturally gravitate toward the water—fishing, boating, watersports, paddling, beach days, watching wildlife or simply slowing down near the shoreline.

That enthusiasm matters when I market a property. I notice the details a generic listing can miss: the calm morning view, the river current, where the boat goes, the route to open water, the walk to the beach, the balcony view, the wildlife a buyer might see and the everyday freedom that comes from living there.

My goal is not to make a waterfront home sound impressive. It is to help the right buyer understand exactly why owning it would change the way they live.

A waterfront listing should answer practical questions and create an emotional connection. The story changes by water type, property type and likely buyer; doing only one part leaves value unexplained.

A lake house, river retreat, deep-water canal home and beachfront condo do not attract the same buyer. My job is to understand the property type, uncover its best story and build the marketing around both.

HOW I MARKET WATERFRONT PROPERTY

Generic marketing can miss the very thing creating the premium.

A beachfront condo, spring-fed river home and deep-water canal property are not interchangeable. Their buyers, comparable sales, risks, amenities and reasons for owning them are different—and the marketing should be different too.
